ROLE OVERVIEW
The Specialist FM Design Review - Fire Fighting - shall report directly to the FM Design Director. They should possess experience in firefighting systems (active, passive, wet, dry and chemical systems) to review designs from facility management (operability and maintainability) perspectives, covering all stages of all design packages.
The Specialist FM Design for firefighting shall collaborate closely with all entities including external consultants and specialists to ensure FM design review comments are reflected in each iteration of the design stage.
As a pivotal team member, the Specialist FM Design for Firefighting will collaborate across all levels and departments to provide design expertise, operational readiness, and project management support, managing the design reviews, responsible for contract management of external consultants and able to prepare scope of works and requests for proposals (RFP).
While focusing on Design Review, the Specialist FM Design role will extend beyond design review, engaging in operational and facilities management aspects to support the delivery of The LINE FM’s objectives.

Role Purpose
FM design reviews:
- Lead the Design review team/consultants to conduct comprehensive FM reviews of all design packages throughout design stages.
- Address the issues of accessibility, operability, maintainability and availability aspects of the design
- Proactively work with master planners and designers to identify and address FM design issues, facilitating efficient implementation and operational readiness.
- Provide technical expertise on fire and life safety systems
FM operational readiness:
- Assume a hands-on role in operational readiness, actively working with the FM Operations team to ensure designs incorporate operational efficiency and future maintenance requirements.
- To support the transition from design-centric tasks to operational tasks as necessary.
Compliance and Safety:
- Verify and raise any compliance concerns of all fire and life safety systems with relevant regulations and standards (ASHRAE, NFPA, CIBCE and Saudi Building Code).
- Conduct Safety in design during the review.
- Identify fire and life safety risks within the design solutions
Reporting and FM Design review packages management
- Prepare regular reports and presentations on the status of the design submissions and solutions
- Ensure strict adherence to delivery schedules and develop contingency recovery schedules, as and when required, demonstrating a capacity for proactive problem-solving and efficient project management.
- Actively contribute to the larger team and company goals, seeking opportunities to support and drive initiatives beyond the immediate remit of the design review process.
FM Design reviews
- Timely delivery of the design review packages
- Ensure the quality and depth of the FM generated comments
- Follow up and tracking, closure of the generated comments
FM Operational readiness:
- Ensure that FM operational requirements of Fire and Life Safety systems have been communicated with the design team
- Assist in preparing supporting documents for the operational readiness.
- Alignment between the design solutions with the maintenance strategies.
Compliance and Safety
- Preparation of risk management and mitigations of the design solutions
- Identification of respective code non-compliance issues
Reporting and FM Design review management
- Preparation of monthly updates on design progress
- Present dashboard and tracking the comments closure
EXPERIENCE & QUALIFICATIONS
Knowledge, Skills and Experience
- Minimum of 10 years of total experience Fire and Life Safety systems.
- 7+ years of extensive experience in running and delivering multi-disciplinary construction projects (residential, commercial, industrial, sports, marine etc.).
- Have extensive experience in firefighting systems (Wet sprinklers, dry pipes, special hazard fire protection systems, dry chemical and gaseous fire suppression systems, foam systems, passive systems, firefighting pumps) in association with fire alarm systems and modern technologies and trends.
- Heavily engaged in operational and maintenance aspects of the firefighting systems and understanding concepts of operations.
- Fully conversant with regulations, codes, and standards for large scale regional and urban developments and preferred knowledge of local codes.
- In-depth understanding of FM requirements as they relate to design, with proven ability to manage and prioritize multiple, design related tasks simultaneously.
- Excellent communicator (verbal and written) and a good command of English and ability to present confidently to small and large audiences.
- Proven ability to build professional relationships with colleagues and internal and external stakeholders, with interpersonal skills to build effective relationships across all levels of the organization.
- Fully computer literate, proficient in Microsoft Office applications with good knowledge of Microsoft Project, Primavera; familiarity with CAFM, AutoCAD and BIM are desirable.
- Strong leadership ability, rational judgement and reasoning skills, with proven ability to communicate effectively at all levels.
- A team player, with team management capabilities to effectively manage and set up goals and objectives for personnel development.
Qualifications
- Mechanical degree with extensive experience in firefighting and Facility Management for large and mixed-use developments.
- Professional registration, certifications and accreditation with FM institutional bodies is preferred.
